How should I choose an Architect?
The choice of architect is absolutely key to a successful job. It must be a relationship of trust and respect. You are handing over your home, a big budget and your potential future happiness. Finding the right architect takes time and patience. All Architects at HBK will have undergone 7 years of training at University enabling them to have tremendous skills at visualizing a whole project, homing in on the problems and offering quite brilliant solutions. How do Architects charge?
Architect’s fees can be based on a percentage of the total construction cost, on time expended, or a lump sum. You can select all or part of an architect’s service, from an initial design discussion through to the final delivery of the project on site.
How can I estimate the cost of my project?
Your first task should be to establish a realistic budget and stick to it. Within this budget it is important to allow for the following : the architect's fee, planning fees, building control fees, other consultants fees (eg structural engineer), construction costs from builder (materials and labour), bathroom or kitchen fittings and a contingency sum of at least 15% for any unforseen work.
